A sagging gate, a latch that won’t catch, an opener that grinds and refuses to move. We see these in Riverside every week, and we know the before photo rarely captures how much the owner has been wrestling with it. The after photo, though, that’s the part we’re proud of. The gate closes square, the opener hums, the latch clicks. Here are real jobs from around Riverside, shown the way we documented them.

Wrought Iron Driveway Gate With a Dropped Leaf
Before
AfterThe problem was a gate leaf that had dropped so far it scraped a groove into the concrete. We removed the leaf, replaced the original hinges with heavier adjustable ones, and re-squared the frame before re-hanging it. The result clears the driveway by a full three inches and swings with one hand.
Automatic Gate Opener That Stopped Mid-Cycle
Before
AfterThe opener would start, travel about two feet, and quit. What looked like a motor issue turned out to be a failed limit switch inside the operator arm. We replaced the switch, cleaned the drive track, and re-set the open and close limits so the gate stops exactly where it should. The owner told us it had been limping along for months.
Wooden Pedestrian Gate With a Latch That Wouldn’t Catch
Before
AfterThe wood gate looked fine from the street, but the latch missed the strike plate every time, which meant the gate banged in the wind. We replaced the old surface latch with a heavier spring-loaded model and shimmed the post so the strike plate caught cleanly. Most standard gate-latch replacements of this kind run between $140 and $260, and this one now catches with a satisfying click.
Sliding Gate That Jumped Its Track

This steel sliding gate had bent two sections of the track when a roller froze. We replaced the damaged track, installed new sealed-bearing rollers, and adjusted the guide posts so the gate slides without binding. We also lubed the track with a pet-safe lubricant since the family’s dog noses around that area. The gate now moves with two fingers.
Viking Operator Grinding in the Heat

Riverside summers are hard on gate operators, and this Viking had a gear assembly that was grinding itself down. We pulled the operator, replaced the worn gear with a factory-spec part, and re-packed the housing with fresh grease rated for our heat. The grinding is gone, and the operator runs noticeably quieter than the neighbor’s. We’re factory-trained on Viking, so the repair went in on the first visit.
Bent Post From a Backed-In Truck

A delivery truck backed into this post and left it leaning ten degrees off plumb. We cut the old post at the base, set a new steel post in concrete, and re-hung the gate so it closed flush against the latch side. Every gate comes down to two parts: the latch that holds it and the post that carries it. This one’s straight again and holding fine.
